The international real estate fair, MIPIM, taking place in Cannes from March 11 to 14, was officially inaugurated this morning with the opening of the Italian Pavilion, where the Municipality of Trieste is showcasing its “Porto Vecchio – Porto Vivo” project.
“We have kicked off MIPIM 2025,” said Councillor Everest Bertoli, “with a series of very promising meetings, both with Italian and international players. We are here not only to present the project but above all to promote the upcoming international tender, which will be launched by 2025. This tender will select the partner responsible for implementing the project designed by Costim and approved by the City Council, in line with public-private partnership guidelines. I would like to extend special thanks to the Italian Consul in Nice and to the ICE Agency (Italian Trade Agency for the promotion and internationalization of Italian businesses) for their valuable support in promoting the Porto Vecchio – Porto Vivo project.”
The Municipality of Trieste, in collaboration with the Friuli Venezia Giulia Region and the Sviluppo&Impresa Agency, is present at MIPIM with an interactive multimedia scale model of the “Porto Vecchio – Porto Vivo” area, enriched with new digital content created in partnership with Divulgando Srl.
"The Trieste Porto Vecchio – Porto Vivo project is truly beautiful. We first saw it emerge here at MIPIM two years ago, and we are genuinely very pleased that, thanks in part to its presence at this fair, it has attracted investors and is now on track to be realized in a short timeframe."
A busy day of meetings at MIPIM for the Mayor of Trieste, Roberto Dipiazza, the Councillor for Public Works, Elisa Lodi, the Councillor for Porto Vivo and Project Financing, Everest Bertoli, and the President of the Ursus Consortium, Giulio Bernetti. They met with numerous stakeholders attending the fair, many of whom are showing strong interest in the project as it moves toward the launch of the international tender, in line with public-private partnership procedures.
The Mayor of Trieste, Roberto Dipiazza, received praise from the Director of ICE Paris, Luigi Ferrelli, for how the city’s project has grown and consolidated in just a few years.

The success of this initiative lies in offering investors the opportunity to develop and capitalize on their projects quickly, right in the heart of the city. I also want to sincerely thank all the collaborators of the Municipality who are doing an outstanding job. The Porto Vecchio – Porto Vivo project represents the future of Trieste.”
“There is great interest from the real estate market in what we are building in Trieste,” added Councillor for Public Works Elisa Lodi. “Today has been marked by several meetings in which we illustrated the current developments, the projects that will be entrusted to private investors, and most importantly, the next administrative steps that will lead to the international tender covering 66 hectares in the very heart of our city.”

Here at MIPIM, we are working to maximize awareness ahead of the tender that will be launched in just a few months. Many of the potential candidates we are meeting today are showing strong interest in the hotel development opportunities available within the Porto Vecchio – Porto Vivo area.”

“Porto Vecchio – Porto Vivo: The Race! The major tender for Trieste is ready to be launched,” was the theme of the workshop held at the Italian Pavilion, marking the Municipality of Trieste and the Ursus Consortium’s day at the MIPIM International Real Estate Fair in Cannes.
The Mayor of Trieste, Roberto Dipiazza, the Councillor for Public Works, Elisa Lodi, the Councillor for Porto Vivo and Project Financing, Everest Bertoli, and the President of the Ursus Consortium, Giulio Bernetti, outlined the development plans and procedures for the upcoming international tender, which will be launched in accordance with public-private partnership rules. The Porto Vecchio – Porto Vivo project has been recognized by the specialized publication Real FDI as one of the top 10 urban regeneration projects globally, and the only one from Italy.
The Undersecretary at the Ministry of Economy and Finance (MEF), Lucia Albano, who was present at MIPIM, met with the Mayor and the Councillors to congratulate them on the Porto Vecchio – Porto Vivo project.
Local officials from Trieste and the Ursus Consortium also expressed satisfaction with the opportunities being created.
“The success of Porto Vecchio – Porto Vivo,” commented Mayor Roberto Dipiazza, “has been incredible at this specialized MIPIM fair. A leading publication has ranked us among the 10 most important urban regeneration projects in the world. I am very pleased with the meetings we are having with potential bidders for the international tender. Our presentation also generated significant interest. “At MIPIM, we are not presenting an idea, but the actual project, which was approved in October,” stated Councillor for Project Financing and Porto Vivo, Everest Bertoli. “It involves an investment of 620 million euros from the Costim Group, and the tender will be launched by the end of this year. Porto Vecchio – Porto Vivo will contribute to the economic, social, and cultural growth of our city.”
“The public sector has strongly believed in the Porto Vecchio – Porto Vivo project, and the results are proving us right,” said Councillor for Public Works, Elisa Lodi. “These days at MIPIM have been very intense, and the attention from potential buyers towards the tender is very high. The final day of MIPIM, the world’s leading international real estate and investment fair, took place in Cannes from March 11 to 14, with the participation of 300 exhibitors and 20,000 delegates from 90 countries. The Municipality of Trieste, in collaboration with the Friuli Venezia Giulia Region, the Sviluppo&Impresa Agency, and Divulgando Srl, showcased the interactive and multimedia scale model of the urban regeneration project “Porto Vecchio – Porto Vivo,” becoming the standout feature of the Italian Pavilion.
The Trieste project, undoubtedly one of the most significant in the Mediterranean region, attracted the attention of potential foreign investors and international media. There was notable interest from representatives of Saudi Arabia and Oman, who, towards the end of the fair, visited the scale model several times and requested meetings.
“This edition of MIPIM 2025 exceeded our expectations,” said Councillor for Porto Vivo and Project Financing, Everest Bertoli. “We had many meetings with international stakeholders in preparation for the upcoming international tender, which will select the final investor to realize the project approved by the Municipality and developed by the proposer, Costim, in accordance with public-private partnership rules. There was also significant interest from representatives of Saudi Arabia and Oman.”

This further recognition is a source of pride for the municipal administration, for everyone working on the project, and, most importantly, for our city, which can take great pride in the progress being made.”
